Why Improve Your Garage Floor?

A coated garage floor changes how the entire space feels and functions. Instead of bare concrete that stains and sheds dust, you get a clean, finished surface that works for parking, storage, projects, or even a home gym.

A More Usable, Purpose-Ready Garage

A clean, bright, professionally finished floor immediately improves how the garage feels. It softens the harshness of bare concrete, removes the gritty texture, and cuts down on dust and stains — creating a space that’s more comfortable to walk through, work in, or spend time around. A coated floor simply makes the garage feel better to use, even if all you’re doing is coming and going every day.

The upgrade also opens the door for more practical use of the space: projects, tool storage, hobby areas, gym setups, or simply keeping things organized without fighting a dirty or uneven surface. It creates a cleaner, more inviting environment however you use your garage.

Built to Handle Anything You Throw at It

A strong garage floor coating needs to bond well, flex with the concrete, and tolerate heat. Penntek polyurea does all three. It forms a permanent chemical bond with the slab and delivers 2× the adhesion and 4× the strength of epoxy.

With 98% flexibility, it moves with the concrete as temperatures change, helping prevent the cracking and peeling that rigid coatings struggle with. And because it tolerates high heat, it avoids hot‑tire pickup—a common failure point for paints and standard epoxies.

Altogether, it creates a floor built for everyday use: parking, tools, projects, equipment, and Florida weather — without chipping or peeling.

Ease to Clean and Keep Clean

Bare concrete absorbs almost everything—oil, dirt, water, rust marks—and the stains never really go away. Polyurea doesn’t absorb at all. The surface is fully non-porous, so messes stay on top of the coating instead of soaking into it. Oil drips, lawn equipment grime, footprints, and most household spills wipe off with almost no effort.

Because the coating won’t trap moisture or organic material, it also stays antibacterial and antimicrobial, which helps keep the garage fresher and easier to maintain over time. For most cleanups, a quick sweep or a light wipe with mild cleaner is all it takes.

Designed the Way You Want It

A coated garage floor doesn’t just look clean — it looks intentional. With dozens of garage floor coating colors, flake blends, and finish options, you can customize the space to match the style of your home.

If your garage has stem walls, steps, transitions, or raised platforms, we coat those too, creating a seamless look throughout the entire room. You can even add custom borders, accent lines, or inlay graphics for a more personal or professional finish.

This isn’t a one-size-fits-all system. It’s a customizable surface that lets you dial in the exact look you want — subtle, bold, modern, or anything in between.

Why  Flrida Chooses
XANO521 Concrete Coatings

Florida can be tough on your concrete garage floors. Heat, humidity, sudden storms, and daily vehicle use all accelerate wear on bare concrete. Homeowners choose XANO521 because our system is engineered for these conditions and installed by a certified team that takes preparation seriously.

Floridians want a company they can rely on — crews that show up, prep the concrete properly, and deliver results that last. XANO521 is a veteran-owned local business known for that level of care. We use high-quality American-made materials that stand up to Florida’s heat and humidity, instead of the bargain imports that rarely hold up here. It’s a straightforward approach, and it’s why our workmanship and customer experience earn consistently strong reviews across Central Florida.

Tougher than tough, our coating shrugs off damage to keep looking new longer than epoxy.

Spills? No sweat! Wipe away messes in seconds with our super slick coating.

Our 1-Day Garage Floor Coating System & Our Process

Our garage floor coating system combines industrial-grade surface preparation with a polyurea basecoat that bonds deep into the concrete for long-term durability, full-coverage flake, and a UV-stable polyaspartic topcoat. It delivers the clean, finished look people expect from garage floor epoxy while outperforming it in strength, flexibility, and long-term durability — especially in Florida’s heat and humidity.

The process behind it matters just as much. Every step is handled by trained installers who focus on proper prep, precise application, and a flawless finish. Most garages are completed in a single day, leaving you with a floor that’s ready for real use and built to last.

1. Concrete Resurfacing

We diamond grind and repair the concrete to create a smooth surface that ensures long-lasting adhesion.

2. Basecoat – Polyurea

This fast-curing base layer fuses with concrete to form a chemical bond stronger than traditional epoxy.

3. Flake for Color & Style

Colorful flake paint chips adds slightly bumpy texture. We fully broadcast the flake for a clean, even look.

4. TopCoat – Polyaspartic

UV-stable finish that will not fade or yellowing, and doesn't stain easily. It keeps your garage floor looking sharp.

How Much Does a Garage Floor Coating Cost?

The price of a garage floor coating isn’t determined by size alone. It also depends on what the concrete needs for proper prep and the quality of the system applied. Both are essential for a floor built to last.

Square footage is only part of the cost. Repairs, old coatings that must be removed, moisture in the slab, and the density of the concrete all change the amount of grinding, patching, and prep work required.

The ranges below reflect what most garages fall into after we assess the surface and understand its condition.

1-Car Garage
~200 – 400 sq ft
$2,500 – $4,000
2-Car Garage
~400 – 600 sq ft
$4,000 – $5,700
3-Car Garage
~600 – 1000 sq ft
$5,700 – $9,500

These ranges include materials, prep, labor, and our lifetime warranty. An onsite inspection lets us evaluate the concrete directly, measure its condition, and give you a precise quote based on the work your floor truly needs — simple, straightforward, and accurate from the start.

FAQs About Garage Floor Coatings & Services

Can you coat over my existing garage floor paint or epoxy?

In many cases, yes — but we won’t simply coat over it. Old paint, DIY epoxy, or failing coatings are usually removed by grinding so we can bond directly to the concrete. If the existing coating is weak, anything put on top of it will fail with it.

Part of your free estimate is a concrete inspection where we test how well the current surface is bonded. From there, we’ll tell you exactly how much prep is needed and whether full removal is required before we install a new system.

That’s normal, especially in older Florida garages. Cracks, pits, and surface spalling can almost always be repaired as part of the prep process.

We use industrial repair materials that are compatible with polyurea — not hardware-store patch kits — so the repairs cure hard and move with the concrete. The goal is simple: stabilize the slab, repair the visible damage, and create a smooth, even surface before the coating goes down.

Polyurea and polyaspartic coatings are smoother than bare concrete, but we broadcast decorative flakes into the floor and can add additional traction additives where needed. The result is a slip-resistant surface with a comfortable texture, not a gritty, sandpaper-like finish.

As with any hard surface, water, oils, or chemicals can reduce traction, but a properly broadcast flake floor is noticeably less slick than painted concrete or plain epoxy with no texture.

The limited lifetime warranty is designed to cover fading, yellowing, chipping, peeling, or delaminating when the system is installed on suitable concrete and used under normal residential conditions. In simple terms — the coating shouldn’t be lifting, flaking, or breaking down under normal use.

Like any warranty, it doesn’t cover things like structural slab movement, misuse, or damage from things outside the system’s design (for example, major foundation issues or abuse with heavy equipment). During your estimate, we’ll walk through what’s covered in plain language so there are no surprises.

Yes — the floor needs to be clear so we can grind, repair, and coat the concrete properly. Most homeowners either temporarily move items into another room, a POD, or onto the driveway while we work.

If you’re not sure how to handle certain items (large workbenches, fridges, heavy equipment), we’ll go over options during the estimate and help you plan so installation day goes smoothly.

The products we use are low-VOC compared to many industrial coatings, but there will still be some odor during installation and curing. We keep the area ventilated and work efficiently so any smell dissipates quickly.

Most homeowners and pets remain in the home during the project without issue, but if someone in the household is very sensitive to odors or has respiratory concerns, we can discuss timing and ventilation options during scheduling.

Maintenance is minimal. Because polyurea and polyaspartic coatings are non‑porous, they don’t absorb spills or stains — but it’s still best to clean messes reasonably soon, as certain substances can cause damage if left sitting for too long.

To clean:

  • Sweep or blow out dust and debris.

  • Mop with a mild cleaner if needed.

  • Rinse with water.

Oil drips, dirt, rust marks, and most household messes come off easily because they can’t soak into the surface.

Yes — when the coating system is high quality and the prep is done correctly. A coated floor protects concrete, prevents staining, eliminates dust, adds slip resistance, and makes the garage easier to clean.

Systems installed with polyurea and polyaspartic can last decades, retain their color under UV, and resist hot tires and more. Lower-cost epoxy coatings can be worth it short‑term, but typically need replacement sooner rather than later, especially in Florida.

Epoxy sits on the surface and hardens into a rigid layer. Polyurea penetrates deeper creating a chemical bond with the concrete, it cures faster, and remains flexible — which helps it stay bonded as concrete expands and contracts in Florida’s climate.

Key differences:

  • Durability: Polyurea lasts longer and is far less prone to peeling.

  • Heat tolerance: Epoxy softens under hot car tires, prone to “hot-tire pick up”; polyurea doesn’t.

  • UV stability: Epoxy yellows; polyaspartic topcoats stay clear.

  • Cure speed: Epoxy takes days; polyurea installs in hours.

Epoxy is still used in many parts of the country and has its niche uses, but in Florida’s heat and humidity, polyurea/polyaspartic systems perform better as garage floor covering with fewer limitations.

Most garage floor coatings in Florida fall between $2,500 and $9,500, depending on size, concrete condition, prep requirements and type of coating or system. Two garages with the same square footage can vary significantly if one needs repairs or old coating removal.

DIY epoxy kits are the cheapest option at $200–$500, but they require specialty tools and detailed surface prep to avoid early failure. Professional epoxy systems in Florida typically run $3–$7 per sq ft, but as flooring experts we recommend avoiding epoxy as it easily fades, yellow, or peel sooner than expected.

Some installers offer budget “polyurea” or “polyaspartic” systems priced around $5–$9 per sq ft, but these lower-grade blends don’t deliver the adhesion, flexibility, or UV stability that true high-performance polyurea systems provide.

Premium polyurea/polyaspartic coatings usually range from $7–$12 per sq ft, offering the longest lifespan and best resistance to heat, sunlight, and daily use – and come with a top notch warranty for the peace of mind. For reference, most 2-car garages in Florida (400–600 sq ft) fall between $4,000 and $5,700.

The best coating for Florida garages is a polyurea basecoat with a polyaspartic polyurea topcoat. This system outperforms traditional garage floor epoxy in every category that matters here: heat tolerance, UV stability, flexibility, and long-term durability.

Epoxy can look good at first, but it’s rigid and breaks down under heat, humidity, and sunlight — common conditions in Florida garages. Polyurea flexes with concrete, resists hot-tire pickup, and stays bonded for the long‑term.

If your goal is the longest-lasting, most durable finish, polyurea/polyaspartic systems are the top choice. Epoxy is inexpensive but not ideal for Florida slabs.
